Key Biscayne sits between the bay and the ocean, and interior humidity here runs higher than the mainland even in air-conditioned homes, particularly in houses where sliding doors stay open through the cooler months. Two things follow from that. First, adhesive stays open longer, so panels need to be watched and re-checked rather than hung and abandoned. Second, materials that would be perfectly safe in a Pinecrest bedroom can be a poor bet in an oceanfront primary suite.
In practice we steer coastal clients toward breathable or coated materials rather than delicate uncoated papers in the rooms most exposed to moisture, and we test masonry exterior walls for moisture content before committing to a schedule. Where a client is set on a fragile hand-printed paper, we will hang it — but in the interior rooms where it will last, and we will say so plainly rather than take the job and let the wall fail in a year.
Access is the other island-specific factor. Condo buildings here run the same certificate, elevator and dock rules as Brickell and Aventura, and single-family properties are often gated. We confirm all of it in advance so the installation day is spent on the wall rather than at the gatehouse.
