Inside the city itself the work concentrates in a handful of areas, and each one has a distinct character. Brickell and Edgewater are high-rise territory: newer construction, smooth drywall, strict building access rules and a lot of grasscloth and textured vinyl behind beds and media walls. Coconut Grove mixes older homes with newer towers, and the older houses often need moisture checks against masonry before anything goes up. Coral Way holds some of the city's original plaster-over-block housing stock, where lining paper is frequently the honest recommendation rather than an upsell.
Wynwood and the Design District are where the commercial and designer-specified work lives — showrooms, galleries, restaurants, salons and offices, often with large-format murals, unusual materials and tight overnight installation windows. We work in all of them, and the approach changes to suit the building rather than the other way round.
