Condo Work Is a Logistics Job First

Anyone can hang paper in an empty house. Working in an Aventura tower means a certificate of insurance naming the association and the management company as additional insured, submitted and approved before the date; a reserved service elevator with padding installed; a loading dock window that may be two hours wide; and a building engineer who will turn you away if any of it is missing. Nine years of doing this means the paperwork goes in early and the schedule holds.

The walls themselves are usually a pleasure. Newer towers are finished to a high standard, which removes most of the substrate guesswork you get in older housing — but it raises the bar on the finish, because a level five wall under recessed downlighting will show a lifted seam from across the room. Grazing light from floor-to-ceiling glass is unforgiving, so seams get planned away from the window wall wherever the room allows.
